Full and partial rewires
House rewire in Preston
A rewire is the job you do when the cables, not just the board, have had their time. We rewire houses and flats around Preston, and we also say when a partial rewire is enough. Call 07869 600553 with the address and a photo of the board.
When a rewire is the right job
A house rewire replaces the fixed wiring that feeds the lights, sockets and fixed appliances. It is the right job when that cable is old, damaged, or has been altered so many times that nobody can honestly leave it in service. It is the wrong job when the board is the only problem, or when one circuit has a fault that can be repaired.
Around Preston the trigger is often one of these. An EICR on a rental or a sale. A kitchen or bathroom rip-out that shows rubber or fabric cable. Lights that flicker on an upstairs circuit with no earth. A buyer who has been told "it will need doing" and wants someone local to confirm whether that is true.
If you are not sure, start with a look rather than a quote for a full rewire you may not need. Call 07869 600553. The wider electrical work sits on the electrician in Preston page.
Full rewire or partial
A full rewire is the lights, the sockets, the cooker and any other fixed circuits, finished on a new consumer unit. It suits a house where the cable is consistently old, or where so many alterations have been made that testing circuit by circuit would cost nearly as much as starting again.
A partial rewire suits a house that was done properly twenty years ago, except the kitchen, the lights, or a loft room. It also suits a landlord who has one flat in a building where the rest is fine. We write down what is included and what is being left, so you are not told later that "the rewire" quietly skipped the upstairs lights.
What it is like to live through
Expect dust, access into lofts or under boards, and days where parts of the house have no power. We phase the work so you are not left with nothing overnight if you are staying. Kitchens and bathrooms are planned around when you can actually cook and wash.
An empty house, a house between tenants, or a house that is already being gutted for a renovation is the straightforward version. If decorators or a kitchen fitter are involved, we need their dates. Electrical first-fix and second-fix only work if the other trades are not standing on the same bit of wall.
We do not pretend a rewire is a one-day tidy-up. Anyone who tells you that has not rewired a terrace.
Preston houses, specifically
Victorian and Edwardian terraces often have lighting that was never given a proper earth, and socket circuits that were added later in whatever route was easy. The board may already have been changed. The cable behind it is the question. A 1930s semi might have a roof void that makes a rewire kinder, or it might have solid floors downstairs that make the sockets harder. We price the building we are standing in.
Newer houses around Warton and PR4 rarely need a full rewire. When they ring us it is usually a board, a fault, or an extra circuit. If someone has told you a ten-year-old house needs rewiring, ask why. We are happy to be the person who says it does not.
What you are left with
New cable on agreed circuits, a board that matches that cable, accessories that sit straight, and labels that mean something. You also get an explanation of what was not done, if the job was partial, so the next owner or the next electrician is not misled.
If the house is being let, tell us what your agent wants on file. If it is a sale, tell us what the solicitor asked for. The rewire and the paperwork are arranged together, not as an afterthought the week before completion.
Plumbing and heating often get opened up at the same time, especially in a renovation. Bathrooms, cylinders and controls can be dealt with on the same job rather than as a second firm stepping through the dust. Mention it at the start if that is the plan.

FAQs
House rewire questions
- How do I know if the house needs a rewire?
- Old rubber or fabric cable, round-pin sockets still in use, lights with no earth, a mixture of very different cable every time a socket comes off, or an EICR that has failed the wiring rather than just the board. A new consumer unit will not fix decaying cable. If you are unsure, ask us to look before you commit to the full job.
- What is the difference between a full and a partial rewire?
- A full rewire replaces the circuits for lights, sockets, the cooker, and the other fixed wiring, and it includes a new consumer unit. A partial rewire might be the lights only, the kitchen, a flat within a house, or one floor where the rest has already been done properly. We will say which one the house in front of us actually needs.
- Can we live in the house while it is rewired?
- Sometimes, if the work is phased and you accept dust, holes, and power off in sections. It is harder with young children, home working, or a house that is already cramped. An empty property, or one between tenants, is the cleaner way. We talk through that before the job is booked, not on the first morning.
- How disruptive is it?
- Honestly, it is disruptive. Floorboards or loft access, chases where cable has to move, sockets and switches off the wall, and decorating to put right afterwards. We leave the electrical work tidy. Making good plaster and decorating is a separate conversation, and we will tell you what is included before we start.
- Do older Preston terraces usually need one?
- Not automatically. Some have already been rewired and only need a better board or a repaired circuit. Some still have the original lighting and a later socket circuit added badly. We do not sell a rewire from the postcode. We sell it when the cable we can see, and the tests, say the installation is finished.
- Will the consumer unit be changed as part of it?
- On a full rewire, yes. Putting new cable back onto a board that cannot protect it properly wastes the job. On a partial rewire it depends what is already there. Board changes on their own are covered on our consumer unit page.
- How do you price it?
- From the house, not from a flat rate we found on the internet. Size, number of floors, how the cable can run, whether it is empty, and what the kitchen and bathroom are doing all change the figure. We will look, or work from a proper set of photos and a floor plan, and then give you a price for an agreed scope.
- We are landlords. Can this be done between tenants?
- Yes. That is often the best week to do it. If an inspection has already flagged the wiring, send the report with the booking. If the tenant is still in and something is dangerous now, we can make that circuit safe first and plan the rewire around the tenancy.
